Radon is a naturally occurring odorless, colorless gas which is a radioactive decay particle associated with the break-down of uranium from the ground.Radon gas migrates through the soil and enters anything in contact with the soil such as the foundation of a home.Radon is present everywhere. Depending on the composition of the rock under a building and the way the gas migrates through the soil, the radon may be elevated beyond certain levels established by the EPA.Excellent general information regarding radon and the associated hazards is available from the EPA and State of Connecticut Department of Health Services.

TESTING FOR RADON IN AIR

When radon-in-air is tested during a home inspection, we utilize continuous monitors which provide instant information and a tamper proof test, both of which are critical to the real estate transaction process.When a home is tested for an existing home owner for their own information, generally canisters are utilized.Canisters are tested by an independent third party laboratory guaranteeing unbiased analysis.
 

Generally, testing is performed in the basement of a home since radon gas enters the building through the foundation.However, there may be times when it is appropriate to test the lowest finished living level of a building to conform with government standards for conducting the test.These standards will be discussed with you as part of the testing procedure.

FIXING THE PROBLEM

Radon gas enters a home from the soil through small openings in the foundation such as cracks, joints, and open drainage systems.Radon is drawn into the home because most homes are at a negative pressure relative to the soil and atmosphere.This is due to combustion appliances such as furnaces, boilers, wood stoves, fireplaces, and water heaters. It is also due to ventilation devices such as bathroom fans, kitchen vents, and laundry dryers.
 

To reduce elevated radon levels all cracks, joints, and openings in the foundation must be sealed.Additionally, a sub-slab depressurization system is installed consisting of a piping system which is installed through the slab in the basement and extended to the exterior of the building to a discharge location over the roof of the home.Some homes may allow for an internal piping system which extends through the garage or a closet and the attic so the piping is not visible from the exterior.A fan is installed in the piping system which runs continuously so that the radon is drawn from below the building and ventilated to the exterior.
